Village on 9 Mile Creek

In the spring of 2024, Schwickert’s was contracted for a roofing project at the Village on 9 Mile Condominium, covering 25,800 square feet. The team took every precaution, including the installation of a carpeted walkway from the front door to the penthouse to keep the area clean.

After removing the existing roof, the crew enhanced the tapered insulation layout, replaced wet sections, and added ISO insulation. To save on cost, the new EPDM roof system was sealed under the existing sheet metal coping cap rather than replacing it entirely. The membrane flashing required a high level of attention to detail for 38 HVAC curbs, 18 parapet supports, and 130 pipe penetrations.

Schwickert’s coordinated closely with the HVAC contractor. That allowed them to move and reset 60 individual AC units while making sure there was uninterrupted progress on the roof installation.
