In 2019, Dalsin Industries hired Schwickert’s as roofing contractor to complete a reroof on their facility in Bloomington, Minnesota.

The reroof project started with a complete roof tear-off of the entire building, including the existing asphalt roof system, roof insulation, sheet metal flashings, and abandoned mechanical equipment.

Next, the roofing team upgraded the insulation with 2 layers of polyisocyanurate to increase the insulation value from R-15 to R-30. Following the upgraded insulation, they installed a White TPO roofing membrane, which was fastened with Carlisle Rhinobond. Lastly, they replaced all sheet metal flashings.

Before finishing the project, the team flashed-in 1,000 support anchors and installed custom-fabricated wall-mount ladders to provide safe access between roof levels. Finally, the roof received a new solar-array system.

The increase in insulation R-level of the roof and support for the solar-array system provided a substantial credit to the owner to offset cost and the solar-reflectance of the white membrane will reduce cooling cost. The tapered insulation will also provide extra drainage to downspouts and roof drains at Dalsin Industries.
